The Social Security and National Insurance Trust (SSNIT) is renewing efforts to secure strategic investment partnerships for three of its hotel properties: La Palm Royal Beach Hotel, Elmina Beach Resort, and Busua Beach Resort. The move comes amid ongoing efforts to improve financial returns from SSNIT’s real-estate portfolio.

Speaking before Ghana’s Parliament’s Public Accounts Committee (PAC) on November 7, 2025, SSNIT Director-General Kwesi Afreh Biney confirmed that the three hotels in question are underperforming and that the Trust is actively seeking an investor with capital and management expertise.

He clarified that for certain other properties—such as Labadi Beach Hotel, Ridge Royale Hotel and SSNIT Guest House—the Trust does not plan to bring in external investors, citing their profitability and stable performance. For example, Labadi Beach Hotel reportedly generated over GHS 80 million in profit in 2024.

Why this matters

The effort reflects SSNIT’s broader strategy to turn non-performing assets into value-generating investments that support pension sustainability.

Public scrutiny has been intense: earlier plans to sell a 60 % stake in six hotels triggered union pressure, political criticism and regulatory review by the National Pensions Regulatory Authority (NPRA).

For pension contributors and stakeholders, the transparency and governance of such strategic investor deals are key to protecting value and legitimacy.

SSNIT will continue negotiation and due diligence to identify suitable investor partners. According to officials, any future investor deal will be structured with SSNIT contributor interests as priority and made public accordingly.
